Maximum Occupancy

The maximum number of overnight guests permitted is 4. Exceeding this limit may result in immediate termination of the rental without refund.

  • Check-in: 3:00 PM HST
  • Check-out: 10:00 AM HST

Rental Terms and Payment

Rental Period

The rental begins on [Start Date] and ends on [End Date]. This lease represents a 30-day minimum stay, in accordance with Honolulu County Ordinance 22-7. The Guest may occupy the property for any portion of that period; however, the rental term will not be prorated or reduced for early departure.

Security Deposit

A security deposit of $500 is required. This deposit will be returned within 7 days after check-out, provided that no damage has occurred, no items are missing, and all policies have been followed.

Cancellation & Shortened Stays

30+ days before start: 50% refund of rent paid (fees non-refundable).
Under 30 days: Non-refundable unless rebooked, then refunded pro-rata of the rebooked amount.
Early departure: No refunds; the lease covers a 30-day term per Ordinance 22-7.

Guest Responsibilities and House Rules

Key Rules

  • Quiet Hours: 9:00 PM to 8:00 AM. Please respect neighbors and maintain the peaceful nature of the community.
  • Smoking: No smoking or vaping inside the Property. Smoking outdoors is allowed only in designated areas, with proper disposal of all materials.
  • Pets: Allowed only with prior written approval and a refundable pet deposit.
  • Parking: Guests must park in the designated on-site area. Street parking is not permitted for transient use.
  • Visitors: Only registered guests may stay overnight. Visitors are permitted during daytime hours only.
  • Access: The Host may enter the Property for necessary maintenance, repairs, or emergencies, with reasonable advance notice when possible.
  • Illegal Activity: Any illegal activities or violations of Hawaiʻi state law are grounds for immediate eviction without refund.

Check-Out Checklist

  • Wash and put away dishes; wipe counters.
  • Place used towels in the bathroom; leave beds unmade.
  • Bag all trash/recycling and place in outside bins.
  • Return any keys/passes; turn off A/C, lights, and grill; lock doors and windows.
  • Text “Checked out”.

Essentials

Provided: linens, bath towels, starter paper goods, hand soap, dish soap, basic spices/coffee, cookware/dishes, Wi-Fi, streaming-ready TV, utilities, and yard care. Not provided: daily housekeeping, charcoal/wood, perishables. Beach towels available upon request.

Maintenance and Care

The Guest agrees to keep the Property clean and in good condition. Please report maintenance issues immediately. Do not move large furniture or remove items from the Property. Excessive cleaning, trash removal, or damage beyond normal wear may result in deductions from the deposit.

Outdoor and Shared Spaces

Guests may use the shared backyard and outdoor shower respectfully. No loud music or gatherings in outdoor spaces after 9 PM. Please keep gates closed to protect pets and plants. Use of beach/SUP/surf gear is at the Guest’s own risk; life jackets are required on the water.

Housekeeping & Mid-Stay Linens

No daily housekeeping is provided. For stays of 30 days or longer, a mid-stay linen refresh is available upon request or complimentary every 7 days if agreed in writing before arrival.

Lost & Found

Items left behind will be held for 30 days. Shipping/handling are at Guest’s expense. Unclaimed items after 30 days may be donated or discarded.

Compliance with Local Ordinance

This Property operates in full compliance with Honolulu County Ordinance 22-7 and the Department of Planning and Permitting Interpretation 23-1. Rentals are permitted only for 30 days or longer within residential zones. The Host rents this property once per 30-day period. The rental price is based on the 30-day term and will not be adjusted according to the number of days the Guest occupies the property.

Indemnification and Liability

The Guest agrees to indemnify and hold harmless the Host from any claims, liability, loss, damage, or expense arising from the Guest’s use of the Property. The Host is not responsible for accidents, injuries, or loss of personal belongings during the stay. The Guest uses all amenities—including outdoor shower, grill, and any gear—at their own risk.

Governing Law

This Agreement shall be governed by and construed under the laws of the State of Hawaiʻi and the County of Honolulu.
